We propose to demolish the existing industrial buildings and redevelop the site to include 285 purpose built student beds and a series of commercial spaces on the ground floor.
This scheme would cater for the new forthcoming Bristol University Enterprise Campus and contribute to the regeneration of the Silverthorne Lane area.
We aim to start construction in the middle of 2021 and hope to have the building ready for the start of the 2023/2024 academic year.
The building has been designed to respond to regeneration proposals on adjacent sites, including the University's own masterplan and contribute positively to the vision for this area. We hope to improve the setting and pedestrian experience along both Gas Lane and Freestone Road.
The proposal shown is for a mix of heights ranging from 6 to 9 storeys and will be designed using materials that respect and reflect upon the industrial heritage of this unique location.
In addition to considering the design aspects of the site, the massing has been balanced with the need to deliver a quantum of development to ensure that the scheme remains viable.
GROUND FLOOR PLAN
The main entrance to the building would be direct from Gas Lane, which opens into a reception lobby space linking through to the community cafe and resident amenity space.
Two separate commercial units would be accessible from Freestone Road at the north of the site. The future use of these units is yet to be decided.
We have designed in a new north/south route to the eastern boundary to connect Gas Lane with Freestone Road and through to the Dings.
FIRST FLOOR PLAN
Above the main entrance reception, on the first floor , would be a series of additional study and social spaces such as lounges and games rooms for our students.
This floor would also contain a series of student cluster flats which repeat on upper floors. This arrangement places emphasis on shared living, and follows the University of Bristol design preferences.
TYPICAL UPPER FLOOR
Upper floors would contain a series of carefully designed cluster flats with private kitchens and lounges.
We have designed the development around a central courtyard, which would be open to both students, those working in the commercial space and the public.
At the top of the building would be a carefully curated open space that takes advantage of the views south toward the new university campus and provides students with a high quality garden to relax in.
High quality finishes and comfy furniture, every room would be a study of substance and style. Each bedroom would be designed with a roomy work area, small double bed, ample storage, en-suite shower room and access to a shared kitchen/living area.
STUDENT SOCIAL SPACES
Stylish rooms would be supplemented by high quality communal spaces that are designed to encourage interaction and help to combat issues such as mental health and loneliness. Such spaces include snugs, games rooms and lounges.
COMMUNAL STUDY SPACES
We know how important study space is to students, and how busy it can get on campus. We have therefore designed in a large student study space within the building to facilitate co-studying, whilst also offering quiet spaces for those wanting to get their heads down.
CAFE & COMMERCIAL SPACE
Two large commercial spaces are proposed fronting onto Freestone Road, which could accommodate a range of uses from flexible working and light industrial maker space to retail such as a grocery shop, or leisure space in the form of a gym.
We are presently proposing a a community focused cafe on Gas Lane, which we see as a great opportunity for our students to meet and interact with local residents.
The building has been designed to ensure it can be professionally managed and provide a safe and secure home for students that would be conducive to study and integrates with the local community. There would be an onsite team for face to face contact with students, neighbours and local stakeholders at all times. We are proposing a car free scheme and our residents would not be eligible for permits in the local area.
In a super sustainable location, being next door to the new University campus, and a 5 minute cycle ride to several grocery stores, cafes and restaurants, the proposal promotes sustainable modes of transport through the inclusion of 170 secure cycle spaces coupled with highways improvements such as pavement widening along Gas Lane.
The building would also be designed to minimise its energy requirement, linking into Bristol's new district energy network when available and incorporating elements of renewable technology in the form of photovoltaic panels.
The ecology of the site has been reviewed and we will be seeking to improve the value of this space through the creation of new habitats, with potential for bird and bat boxes, green walls and additional trees.
As part of this potential scheme we are reviewing options with the Council and adjacent developers to improve the connections between this area of Temple Quarter and that of neighbouring communities.
One such connection is the redundant tunnel linking Dings park with Freestone Road. We are therefore looking at ways to reinstate and improve the quality of this journey, with the aim of creating a better pedestrian experience.
As the proposed building is situated within an area identified as a flood zone, we are reviewing options with Bristol City Council and the Environment Agency to ensure safe access and escape from the proposal is possible in the event of a 1 in 100 year flash event.
On review of the latest flood modelling data, we believe that under these circumstances, future residents will be able to leave the building and venture north through the dings tunnel to a safe area above the flood water. Once flood levels have receded (anticipated to be less than 4 hours), residents can safely return to the building. Our trained management staff will be responsible for checking publicly accessible warning systems and ensuring residents leave the building safely.
We understand the impact of construction on the local area and as a responsible and long-term neighbour; we value our reputation in the city of Bristol. Our construction management plan would make consideration for working hours, vehicle delivery hours, dust and noise monitoring and pedestrian safety.
The plan would give careful consideration to those living and working closest to the site. The construction traffic route would be secured by condition. We would work closely with Bristol City Council to ensure that we mitigate the impact of construction and associated traffic.
